CBRE arranged the acquisition of an aging brownfield site of a former oil-fired power plant at 135 Main in South Amboy by Rise Light & Power, the subsidiary of LS Power based in Queens, NY, for the construction of the Outerbridge Renewable Connector, an innovative new project that will provide clean, cost-effective offshore wind power to homes and businesses in New Jersey and the region.

Jeff Dunne and Jeremy Neuer of CBRE led the site assessment and organized the acquisition of the 50 acre site on behalf of the purchaser, Rise Light & Power. The sale price was not disclosed.

When complete, the project could power up to 1.4 million homes in New Jersey and invest more than $ 1 billion in the state, increasing local tax revenues and creating well-paying jobs.

The old EH Werner oil-fired power station of the former Jersey Central Power & Light Company was decommissioned in 2015, completely demolished and the site has been fully rehabilitated. The property’s existing substation and switching station, rail and motorway accesses, the pier with potential for expansion and unobstructed access to the Atlantic Ocean were particularly attractive to Rise Light & Power in their selection of site.

The Outerbridge Renewable Connector project will transform obsolete coal and oil-fired infrastructure in South Amboy into a regional hub that will provide more than 3 GW of renewable energy, helping New Jersey meet its ambitious goal of delivering 7,500 MW of offshore wind energy by 2035 and 100% clean energy by 2050.

The industrially zoned property is already connected to the New Jersey power market, while new and improved underground infrastructure will connect the facility to the Deans substation in Middlesex County.
